Project sources

Want Ginny to help determine what is billable?

Add your management agreements and billing rules to your Ginny Project. Ginny uses those documents to build your billing guide and classify work against your actual contracts — not generic industry assumptions.

  • Executed management agreements
  • Amendments
  • Current approved rate sheets
  • Documented rate-change notices
  • Billing policies and accounting instructions
  • Fee schedules and other compensation / additional-service documents

Billing is classified from your sources: when a source clearly answers, Ginny may classify the work; when sources are ambiguous or conflict, it's marked Conditional / Confirm; when no source exists, it's marked Agreement Required / Billing Status Unverified and Ginny tells you what to add. Ginny never guesses to fill the gap.

You can record actual work and actual time right away, even before agreements are added — e.g. “45 minutes for ABC HOA preparing the special meeting packet.” Ginny reconciles the classification once the source is available.

Included Operational Template: the Billable Time workbook and the Additional Billable Time Guide come included with their trackers. When supported by your AI environment, Ginny can create your working copy from the included template when you start a billing workflow — nothing extra to install or download. The guide starts empty and is filled only from your own billing sources.

Sources are optional guidance — not another install, prompt or download. Ginny only uses documents you add or authorize.

Manual vs Connected

Choose how information comes in.

Manual Edition

You bring information in through messages, copy and paste, and supported file uploads.

Connected Edition

You use supported connections available in your AI environment, where supported and authorized.

What's possible depends on your AI platform, plan, permissions and available integrations. Ginny Circle never connects to or synchronizes your systems on its own, doesn't host your operational data, never bypasses source permissions, and proposed actions still need your verification.

Same intelligence. Manual and Connected are operating modes, not tiers. Project Sources establish your baseline; authorized connected sources supplement them.

FAQ

Good questions.

Where does this run?

Inside your own compatible AI account. Ginny Circle doesn't host your tracker or provide the AI subscription.

Does it replace my HOA management software?

No. It helps organize the work around your management software.

Manual or Connected?

Your purchase includes both editions. Same workflow. Project Sources establish the baseline after installation. Manual adds messages, copy/paste and supported uploads. Connected supplements that baseline through integrations you've authorized in your own AI account, where available.
