🏘️ Community Command Center
Run the community.
"What needs my attention for this community?"
The detailed Community manager workspace: meetings and LIVE Agenda, decisions/actions, budgets, reserves, maintenance and work orders, vendors, projects, proposals, compliance, deadlines, ARC, communications, inspections, landscaping/snow, contracts, insurance follow-up, elections, governance, waiting, risks and next actions — guided by the responsibilities and verified sources for that community.
Community Command Center
One question for every community.
Ginny organizes each community's view around what needs your attention — not every category for every association.
- Today / Overdue
- What's Actually on My Plate
- Community Pulse
- Community Intelligence
- Waiting on Others
- Decisions / Risks
The Community Pulse is dynamic: a condominium with elevators and Association-maintained exteriors naturally surfaces different work than a single-family HOA with a pool and owner-maintained homes.
🧠 Community Profile & Intelligence
Every community is different. Ginny learns what applies.
Give Ginny the community context that makes every other workflow smarter. It's the context layer underneath the work — not another task list.
- Community type, units and building characteristics
- Amenities, facilities and utilities
- Association, owner and shared responsibilities
- Seasonal and recurring operating cycles
- Contracted-service categories
- Document and authority references
- Contacts and roles
- Missing or conflicting information
What exists ≠ Who is responsible ≠ Which workflow applies
- Pool = No → Pool workflows don't apply.
- Owner-provided trash → HOA trash procurement doesn't apply.
- HOA-contracted landscaping → Vendor, contract and procurement workflows may apply.
- Gutters exist, responsibility unknown → Flagged as an information gap — not turned into an HOA task.
Ginny works from the information you provide. It doesn't give legal advice, interpret or verify governing documents, or certify compliance — and it doesn't decide responsibility without supporting information.
Community reporting — included
From daily work to Board-ready reporting.
Track it once. Use it everywhere. Representative examples:
- Community Status Report
- Weekly Brief
- Waiting-On Report
- Completed Work Report
- Upcoming Obligations Report
- Board-ready Community Report
Meetings & Events · LIVE Agenda View
Ginny does not stop at meeting preparation.
Run the meeting from the agenda, with the context and decisions you need in one view.
Board, Annual, Special and committee meetings: your actual agenda in order, completed prep, current operational status, relevant verified communications, outstanding questions, decisions needed and concise manager talking points.
- Meeting preparation
- Meeting-day operation
- Live decision capture
- Follow-up
- Canonical operational reconciliation
See what’s already known, what still needs a Board decision, and what happens next. Capture supplied decisions and follow-up while the meeting is happening; review outcomes before reconciling next steps with the existing tracker records.
A permanent included Meetings & Events enhancement, not a second tracker or a separate product. Quick conversational notes can capture supplied decisions, assignments, deferrals and follow-up, plus documented motions, movers, seconds and results. Ginny never invents decisions, votes, approvals, assignments, deadlines or outcomes. Ambiguity stays NEEDS VERIFICATION. Notes remain evidence until reconciled with the canonical operational records — not automatically approved formal or legal minutes.

Email & inbox operations
Your inbox is full of operational work. Ginny helps turn it into action.
See what needs attention before you open email. Then let Ginny find the messages that matter — new operational email, replies, approvals, escalations and commitments tied to active work. Read less. Miss less. Follow through.
- 1
Review
Review the dashboard.
- 2
Scan
Scan the connected inbox.
- 3
Reply
Draft and send the replies that need attention.
- 4
Follow through
Carry commitments and follow-up back into the work.
From inbox to next move — at every level.
- Community Manager
- Keep homeowner requests, board replies, vendor follow-ups and promises tied to the community work you already track.
- Portfolio Manager (optional)
- Dashboard first, inbox second. Separate routine traffic from issues needing intervention, surface escalations and commitments across communities, and draft responses in context.
- HOA Enterprise
- Surface patterns, escalations, unresolved commitments and cross-portfolio risks leadership actually needs to see.
Email help is part of every level. Higher levels add prioritization, intervention and roll-up — Enterprise does not copy every manager’s email upward.
Email shouldn’t be a second task system. Inbox scanning and sending work through a supported, authorized email connection, when you ask — Ginny does not continuously monitor inboxes or send on its own. Replies are sent from your work email with your direction and approval, where the connection supports sending. Your email platform remains the official record, and an email saying something happened is treated as context: it never silently changes a status such as Requested to Approved or Scheduled to Completed. Manual mode stays fully useful without a connection. How email works with Ginny
When you grow
Portfolio Manager Command Center (optional, $349): for managers carrying many associations, Portfolio shows where board decisions, deadlines and vendor follow-ups are slipping across your book. HOA Enterprise (from $199/mo): managers keep the detail; leadership gets the view.
One purchase → one install file → one paste. Manual or Connected — same product, same price. Ginny works alongside your HOA management software; it never replaces your system of record. How Ginny works →
